

Point clouds and BIM are becoming an increasing part of asset management in the industrial sector.
Often, buildings, objects, silos and factories have no or outdated information available. To generate a reliable as-built model, it is necessary to perform a 3D measurement of the object. From this measurement, a reliable BIM model can be created. Based on the BIM model, various asset management tasks can be recorded. Mesh models can also be manufactured using 3D scans. This removes the need to create a BIM model. In a mesh model, automatically segment parts as in a BIM model and tasks can also be added here.
For the purpose of renovation, the bridges are fully digitized.
The pointclouds are linked to the RD-NAP system. This makes it possible to detect any subsidence of surrounding buildings and the bridge itself. Sheet piling will be used to dry out the bridge for the renovation. The pointclouds serve as a foundation for the BIM model. From the BIM model, dimension lines are plotted on the bridges. The BIM model based on the pointcloud guarantees the accuracy of the dimensions. This ensures that prefab elements can be made to fit.
For the transformation of the former Fonteynkerk, Momaso was asked to provide 3D measurements as a basis for the BIM model.
The scans were carried out in color and shared with the architect. Because the existing walls of the church will remain, it is necessary that all dimensions are clearly mapped and correct. Gradients, deflections and projections also need to be clearly mapped in order to generate a correct model. This is where 3D measurement comes in. The scan can be loaded directly into the drawing software so that it is just a matter of tracing the existing situation for the architect, who then has a clear and correct overview of the as-built situation.
In this case both static and dynamic scanning were used.
The outside of the building was measured with a static scanner, while the inside was measured with a dynamic scanner. This results in a "hybrid" point cloud. The nice thing about this way of working is that the best of 2 worlds is incorporated into 1 pointcloud. The dynamic scanner is much faster at collecting data from the inside of a building, and because there are an unlimited number of locations, there is virtually no shadowing in the cloud. On the other hand, the cloud is slightly less accurate. But the deviation from this accuracy is almost always within the requirements of the architects/engineers.
For a renovation on the 2e Janssteenstraat, we were asked to provide a 3D measurement.
This was done so that the steel builder can place prefab floor elements without errors. Because both the entire building and a piece of the surroundings have been scanned, it is possible to prefabricate and place these floor elements without failure costs. The 3D scan is imported into Tekla, so the draftsmen in the office have the right information at their disposal.
Momaso was asked to perform a 3D scan for the extensive renovation of the Purmaryn Theatre.
The building was emptied before the scan began in order to be able to map out as much as possible. Both the inside and outside were measured in 3D, which will serve as a basis for the architect. The scans have all been carried out in color, and 360* photographs have been made available in an online platform. The photos are supportive in the Scan2BIM workflow. Floor plans are generated automatically in the platform, which ensures that the modelling party always has an overview of where the photos were taken.

The farmhouse was mapped out by means of 3D laser scanning. The farm has monumental status, and the client's wish is to realize 6 flats in the farmhouse. The scan was carried out because there are no drawings present. The scanning is done with the VLX both inside and outside. This results in a colored pointcloud. This cloud is loaded into Revit and an as-built BIM model is produced on the basis of the point cloud.
Momaso uses the NLRS standards and the BIM basis ILS. In the case of this farm, the Revit model is sent to the architect who uses it for further engineering of the project.
